Mezzanine Construction
The Challenge
The project required a structural solution capable ofproviding large clear-span retail areas while maintainingflexibility for future tenancy requirements.
Key considerations included:
-
Open retail floor space with minimal structural intrusion
-
Mezzanine office accommodation
-
Wind and seismic design requirements
-
Efficient construction methodology
-
Long-term adaptability and asset performance
-
Coordination with the wider project team

Engineering Solution
The structural solution combines reinforced concrete foundations, precast concrete wall panels, structural steel portal framing and a composite mezzanine floor system. Together, these elements create a robust and efficient structure capable of supporting large open-plan retail and commercial spaces while meeting modern wind and seismic design requirements.
Precast concrete wall systems work alongside structural steel framing to provide an efficient lateral load-resisting system, helping deliver both structural performance and construction efficiency. This approach maximised flexibility for future tenancy layouts while supporting long-term durability and asset performance.
The mezzanine floor was designed to accommodate offices, meeting rooms and staff facilities without compromising the flexibility of the ground-floor retail area. The result is a building capable of adapting to changing operational and commercial requirements over time.
Throughout design and construction, the focus remained on delivering practical, buildable engineering solutions that balanced performance, constructability and long-term value for the building owner. This reflects Essen Engineering's broader approach to providing practical structural engineering solutions that support successful project outcomes.
